How old office buildings are getting a new lease on life.

A new trend in the architectural space is turning older office buildings into hotels. This trend is the result of many businesses moving into more central, urban locations. With vacant office buildings sitting a little outside major urban hubs, hotel brands are taking advantage of these new opportunities.

Experts explain that the conversion of office buildings into hotel properties has several benefits. To start, retrofitting an existing building is more efficient from a time and monetary standpoint. Because contractors do not need to completely demolish and rebuild the structure, converting office buildings into hotels also has much lower environmental costs than ground-up construction projects. Another advantage of converting office buildings into hotels is that hotels do not usually need as much parking at office buildings.  This makes existing surface lots a prime location for hotel restaurants or other amenities. Finally, because existing buildings are already up to code, simply converting an existing building into a hotel saves the project manager months of tedious site approvals and permitting

However, converting offices into hotels does come with its challenges. Experts note that one of the recurring problems with renovating older offices is the need to add more elevators. Other common issues include the need for major structural enhancements to deal with higher air conditioning and plumbing loads.
