What to Look for in a Good Hotel General Contractor

How to select the right general contractor to handle your hotel renovation project.

If you are operating a hotel, then taking on a major renovation project introduces unique challenges.  Obviously, your biggest concern should be the comfort of your guests.  If a guest walks straight into a construction site, then they won't think twice about exploring their other hotel options in the area.  This is why it's so important to work with a general contractor who understands the importance of scheduling and staging.  If your contractor doesn't ask the following questions, then you may not have the right professional to handle your hotel renovation.

• "Can we shut down entire areas?"

During a hotel renovation project, it's easier to block off entire sections of the hotel so the construction crew can move through the property faster.  While these rooms will remain vacant while construction work takes place, this will help speed things along and condense the overall project timeline.

• "Are there black-out days?"

Hotels with conference centers and ballrooms often hold major events in their meeting spaces.  If the hotel is hosting a major event, then this might mean a suspension of all construction work.  Your general contractor should know about these black-out days at the outset so they can plan around these delays and keep the project on schedule.

• "What is the loading dock schedule?"

Hotels in well-populated urban areas typically share alley space with other businesses.  Due to the limited space, most alleys will only allow access for one shipment at a time.  Your general contractor needs to know about the loading dock schedule so they can arrange the delivery and removal of renovation materials accordingly.

• "What kind of access do workers have to the hotel?"

Security is also a major concern during construction projects.  This is why it's important to make sure that construction crews only have limited access to the hotel.  Giving construction workers access to specific areas of the hotel at specific times of day will prevent a crew member from awkwardly walking in on a guest in their private room.
